A Bali certificate check costs IDR 50,000. Only your PPAT's version counts for the deed
The land office does run an electronic certificate check. The 2022 technical guidance reserves it for the rights holder and the deed official, and says a check ordered by anyone else cannot support a transfer.
The number
A certificate check costs IDR 50,000 per certificate under Government Regulation 128 of 2015. The 2022 technical guidance reserves that check for the PPAT or the registered rights holder, and a check ordered by anyone else cannot support a transfer deed. A buyer's own option is an SKPT, which is not proof of title.

Ask how a Bali land certificate gets checked and the market says the same thing: look it up yourself. A widely read Indonesian legal-clinic column, answering a reader whose plot carried two certificates in two names, tells readers to check through the land ministry’s own page — then asks for a file number and the PIN under the barcode on a registration receipt.1Hukumonline, Last reviewed Nobody holds the receipt for a stranger’s file. The register does run such a check. Whose it is, the advice does not say.
Section V.1 of the ministry’s 2022 technical guidance on that check says an application may be filed by a PPAT, the land deed official, or by a non-PPAT party who is the holder of the land right.2Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed A prospective buyer is neither. Section V.3 adds that a check filed by anyone other than a PPAT cannot be used as a requirement for the transfer deed.2Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed
That obligation changed in 2021, and much written online still describes the older version. Pasal 97 of Ministerial Regulation 3 of 1997, as enacted, had the office stamp “checked and consistent with the registers at the Land Office” on the certificate and hand it back the same day.3JDIH Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed Item 28 of Ministerial Regulation 16 of 2021 replaced it outright: the PPAT must now confirm the certificate against the electronic database through the land-information service, and satisfy itself the plot is not in dispute.4JDIH Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed There is no stamp in the current text.
The document open to you sits in the same reform. Pasal 187, replaced by item 48 of that regulation, keeps the register’s physical and juridical data open to the public and to an interested party, routed through the electronic land-information service.4JDIH Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed Section VI.1 names what it issues, the Surat Keterangan Pendaftaran Tanah or SKPT; Section VI.2.c gives “other activities requiring land information” as a ground; Section VI.5.a lists individuals and legal entities among applicants.2Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed Government Regulation 128 of 2015 prices a certificate check at IDR 50,000 per certificate5JDIH Kementerian Keuangan, Last reviewed and an SKPT at IDR 50,000 per SKPT5JDIH Kementerian Keuangan, Last reviewed .
Tariffs get overtaken, so we checked. The finance ministry’s separate tariff for volatile-nature revenue at the land ministry, amended in 2026, is a closed list of eight training services plus one bulk geospatial data subscription.6JDIH Kementerian Keuangan, Last reviewed Neither is on it, and the register shows no repeal of the 2015 regulation.
Know what you are buying. The SKPT form printed in the guidance says on its face that it is not evidence of a right to land, and its notes block names a binding sale agreement or a lease among what it records.2Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed That box is filled only if somebody asked for it to be. Pasal 127B, inserted by the same 2021 regulation, lets an interested party have such an agreement recorded in the public register and on the certificate, on producing the original to be annotated.4JDIH Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed A lease nobody recorded is invisible to the register, and so to any check.
The result carries the date and hour of issue, and the guidance undertakes to report a change in the data within 7 calendar days.2Kementerian Agraria dan Tata Ruang/Badan Pertanahan Nasional, Last reviewed Outside the register it is silent: not on where the boundary runs, not on the seller’s capacity, not on a claim nobody registered, not on a dispute nobody has filed.
Four limits. The sentence tying non-PPAT applicants to the rights holder is one sentence, and ours is a reading of it, not put to a PPAT in Badung or Denpasar. We read no Bali service standard, so a counter may differ from the national text. Ministerial Regulation 19 of 2020, which the guidance implements, we could not open: the audit board’s register refused our requests and the national register did not answer. And the page the advice points at serves no text without JavaScript, so we read its steps in the advice.
We read both tariffs in the finance ministry’s published copies, and the 1997 regulation, its 2021 amendment and the 2022 guidance in the land ministry’s, as those files stood on 29 September 2026. The register entry for that amendment gives its status as in force, and records no later amendment to it and no repeal, as that page stood on the same day.
